Risk Review on loan portfolio completed for Debenture Issuer who had raised $50m for commercial property finance loans across a range of classes and locations in Australia ranging from ($1m-$5m). Review included stress testing and scenario analysis which resulted in workout strategies being identified for each loan.

Asset Restructuring for an SPV established for residual Premium Income Fund assets, which was a distressed property finance MIS with $1b FUM. Asset comprised of 7 distressed property finance loans with a range of properties located in QLD, NSW and VIC that were all non-income producing or suffering a loss. The restructure was undertaken to realise the assets for the highest possible value for the shareholders.

Project Coast

Quantity Surveyor was being sued by the Lender for negligence following the sale of a property significantly below valuation and we were asked to prepare an expert witness report. Report found that amongst other things the management of the account by the Lender was deficient. The matter was settled two days into the Court hearing.

Northeast Developments Pty Ltd

Distressed Management of 8,000sqm of retail located in Toongabbie with $50m of senior debt and $2m of unsecured debt at the time of the appointment. The retail centre had major defects, a 70% vacancy and an unviable residential development. The property was managed to fix issues which resulted in the property being sold at a 40% premium to valuation within 12 months.
